It is a group of Co farmers that operates in the community to ensure that the overall common areas are well maintained and governed. The body will also be responsible for implementing the guidelines and bringing in new rules and regulations in the interest of the Co Farmers. The Society is free to change the service provider based on the agreement between the Co farmers.

Common Area Maintenance – Upkeep of all common areas like path access maintenance, farm security, irrigation systems, Rainwater harvesting, Motors / Pumps, Common Lighting, Common areas such as Farm center and the resting areas.
Farm Plot Maintenance – Each Farm Plot requires Compost application, Pruning, Spraying, and fertigation of Organic Concoctions, Mulching, and Crop planning. All this is a part of the Farm Plot maintenance. A customer can choose to manage his plot as well. The farm center will provide the necessary tools and training required for the Co Farmer. We would recommend the Co farmer take this approach after 5 years of planting when the passive systems of irrigation and soil nurturing are active and ensuring minimal care is required. This is a great way to indulge in farming and to keep yourself healthy. The type of approach through syntropic farming and the passive systems created on your farm plot will ensure minimal maintenance and if one can dedicate just about 4 hours every week they can maintain the farm easily.
Yes, it is a freehold property, where boundaries are marked on all four sides for clear identification, each plot is geo-tagged, satellite map, stone marked, and is registered in the name of the customer.
Farming is based on Permaculture principles and biodiverse tree-based crops are suggested on your farm plot. The customer can decide upon the type of forest – food or timber. The plantation is done keeping in mind the three-layer system. That comprises tall, medium, and small trees. The main objective of this kind of plantation is to promote the farm to fork model which also promotes food freshness, safety, seasonality, and sustainability while ensuring the soil health improves every year and the food source is for generations to come.
We make sure we procure land which has red soil as it is rich in nutrients that are critical for growth. In addition, PH values are regularly checked in soil and water to ensure a healthy yield. Soil nutrients are always kept intact with a mulch layer on top. It is a native grass cover which is known as a biomass plant or Mulch layer which is on the ground cover that conserves the soil moisture, enhances the nutrient status of soil, controls the erosion losses, and suppresses the weeds in crop plants.
Generally, 50 saplings in a quarter acre or about 100 saplings in half-acre are deployed depending on the layout of the land along with biomass and nursery plants. The numbers also depend upon the type of plants chosen based on their canopy size.
Out of the entire portion of the land up to 10% of the farm plot area is identified and isolated for construction of a farmhouse and another 10% is carved out so the farm plot owner can utilize the same for personal garden/landscaping, etc. Hosachiguru will look after and manage those plants at a minimal surplus charge if it involves regular maintenance. However, the underlying intent of the farm plot owner should be to ensure the maintenance of the farm forest ambiance and not be detrimental to the surrounding nature and beauty.
All the plots have internal mud road access (metal roads), with the width of these roads ranging from 18ft to 25 ft.
Rainwater harvesting-based irrigation and active borewell recharging are mainly followed on the farm to ensure sufficient water supply. We reintroduce collected rainwater back to underground water tables by creating pinholes on borewell pipes. This helps us to maintain a healthy underground water table. We have seen a subsequent improvement of underground water in most of our farms so far due to the multi-pronged strategy we apply for conserving and enhancing the water availability.
Hosachiguru follows a permaculture-based farming system that will have native species, emergent species, herbs, and biomass plants. Each farm is aesthetically designed based on the needs of the Co farmer. The systems incorporated ensure a passive system for irrigation and soil enrichments is built in the design process.
Swales/bunds/staggered trenches are primarily created to save excess rainwater that is received. This helps in irrigation to maintain moisture on the surface and it also aids in reducing irrigation requirements and prevents erosion. They help in creating multiple microclimates. We have interconnected swales in Farm Project Dhaanvi located on the Kanakpura road (south of Bangalore).
By mulching methods organic nutrition is added to the soil. Mulching adds carbon and develops good bacteria in the soil. This is not only good for the soil but is also a natural process of carbon sequestration to a certain extent
We have dedicated 15-25% of land towards water conservation through natural ponds, swales, streams, and riparian zones along with open wells and an apt water harvesting system. As stated earlier, while pursuing farming activities, the driving force is to ensure the protection of the environment and save every iota of natural resources by natural methods to the extent possible.
To ensure plant growth and health, we schedule the nutrient application of ‘jeevamrutham’, organic preparations, and deploy drip irrigation on a daily/periodic basis. Farm experts present on the field monitor the growth of the saplings and trees and take precautionary measures to curb the effect of pest attacks.
Yes. According to the Karnataka Land Reforms Ordinance, 2020, an amendment was carried out to the Karnataka Land Reforms Act, 1961, wherein Sections 79A and 79B were omitted and thus allowed any resident citizen of India to own agricultural land in Karnataka. However, there is a ceiling to the total agricultural land that can be held by an individual in his name, which will need to be managed by an individual on his own.
This depends from place to place. Most often than not the guidance value of land is much lower compared to the market value. However, Hosachiguru registers the land-based on, higher the market value or the transacted value.
Yes, all legal documents will be available upon signing of a Letter of Intent (LOI). Also, verification of the original documents can be organized. Our legal team can walk you through the whole process. The advance paid during the LOI is 100% refundable. A period of 15 (fifteen) days from the date of LOI is provided to the prospective Co-farmer to go through all the documentation. However, the LOI is valid for 45(forty-five) days. In an untoward outcome of such prospective co-farmer wanting to opt-out of the transaction within 15 days from the date of LOI, then the amount paid at the time of LOI is completely refunded.
For felling (harvesting) any timber there is a need to get permission from the forest department. The liaison action will rest with the Hosachiguru team at a service fee as determined at the time of the felling (harvesting) of the timber.
Yes, Timber can be sold independently of the services provided by Hosachiguru, however, in such a situation, the customer has to ensure that no damage is caused by his action to any of the adjacent property of other co-farmers or that of the larger property of the farmland. The customer is expected to ensure 100% safety and security of workers at his farmland and other compliances as would be applicable at the time of harvest/felling of timber. Hosachiguru shall also facilitate sales of Timber at an additional cost required by the Co Farmer.
Land ownership is completely freehold. The owner can sell their land to anybody. There are no conditions in the service agreement either. After receiving a NOC for clearance of AMC charges the co-farmer can transfer the property in whatsoever manner.
It will be registered in the name of the customer who is buying the land. It is imminent to highlight here that Hoschiguru does NOT and will NOT entertain any Benami transactions under any circumstances.
Re-selling farmland is a hassle-free process. After mutation of the revenue records in favor of the customers, he/she is free to transfer the property in favor of any third party. The new owner becomes a part of the same land owner’s association and will continue to be in contract with Hosachiguru for the remaining term. However, the customer on the way out has to ensure that all of his dues towards Hosachiguru are paid in full and that he/she has obtained a “NOC (No Objection Certificate) from the authorized representative of Hosachiguru before executing the sale of his farmland to a third party.
Hosachiguru will assist the Co farmer in reselling his plot. Currently in the last two years through 2020-2022, we have had more than 20 Plots being resold and all of the Farmplots have been sold within 3-4 Months of listing. Most Co-Farmers have also got an average of 15%- 20% Appreciation on the Farm Plots within 24 months.
The farmland services include charges towards “customer-owned land maintenance” and “common area maintenance”. There is a clause available in the agreement which gives the customer a choice to terminate the land maintenance agreement and the services and manage the farm by himself. However, the charges of the “common area maintenance” have to be paid by the individual as per the contractual arrangement. The common area is either managed by Hosachiguru or the service provider as decided by the Association of farmland owners.
In line with the Operations and Maintenance Agreement (O&M Agreement), in case a customer opts to terminate the O&M Agreement, then the dues including those towards the Service Charges (as spelled out in the O&M Agreement) and any other arrears or dues (if any) will need to be paid in full before both the parties agree to terminate the contract.
The farm plot is a freehold asset. As an owner, you can exit at any point in time. However, for every project, we form a society that owns the common areas that are critical such as the borewells, water tanks, access paths, security, etc that will ensure that every farm plot owner can use these amenities. The new purchaser will need to become a member of the society as and when a resale happens and will also have to purchase the Eco farm life Membership. This is aligned to the operations of any other society and is encouraged for the benefit of one and all.
All Hosachiguru farm plots legally fall under the agricultural land segment and hence cannot be used for any commercial purpose whatsoever as defined by the law of the land. Even building a house (other than “farmhouse”) or renting it through any digital media or otherwise (like Booking.Com or AirBnB, or MakeMyTrip, etc) is a commercial activity and cannot be taken up on agricultural land. Further, for the first 15 years, till Hosachiguru and the farm landowner are contractually bound for the management of the farm plot, there shall be no such commercial activities that will be allowed on the farm plots. The farmhouses shall be used only for the owners’ stay and non-members are not allowed in the common areas without the presence of the members.
As a company, we are backed by strong Investors and also have a strong credit rating. Our main objective is to protect the interests of landowners and hence a managing committee or farmland owners society will be set up in due course, which operates independent of Hosachiguru, and in an untoward situation of dissolution of Hosachiguru, the Society can continue to operate the farm.

At Hosachiguru we are accountable for the marketable titles of the property, We understand that you own the land is just the beginning of a new life and our journey is for a long 20 years.
1) We have NOT bought and will NOT be buying any land that belongs to SC/ST
2) We haven’t bought any “grant” lands
3) We obtain EC for 30 (thirty) years
4) We carry out “Due diligence” for all AP lands. That is, papers such as Khata/pahani/RTC, etc are checked from the period, 1929-1947. Which gives a better understanding and clarity on the land status and history. In this process, we ensure all the documentation is correct – the title of the land for 30 years, DD from 1929, whether it was assigned or granted lands.
5) While the laws say 30 years of encumbrance is fine, our land documents search goes beyond this.
No extra charges shall be paid by the customer. Hosachiguru does not accept any payment in cash. In addition to the amounts due to Hosachiguru, the customer has to pay the regulatory dues such as Stamp Duty, Registration Charges, Cess, User Fee, Scanning Charges,11 E Sketch, Khata charges, Registration day expenses, etc.
We do not provide any assistance regarding bank loans. However, the customer can block the plot for a nominal amount and avail of 0% EMI up to 24 months from the company’s side. There are other flexible payment options available, which can be mutually agreed upon with Hosachiguru.
Fundamentals of the total cost are as follows:
1) Soft block (Plot will be locked for 48 hours) – Rs 10,000/-
2) LOI signing within 3 Days of Blocking – Rs 1,00,000
3) Allotment of Plot
4) Balance amount payable as :
1 - lump sum in one payout and Register the property or
2 - the customer can opt for a flexible payment option by paying a part down payment.
* The price of the land is exclusive of GST (if any applicable), and regulatory dues in para (1) under “Payments” section supra.
As a landowner, stay and amenities charges are applicable at reasonable rates.
The registration is taken by the legal team of Hosachiguru. After making the initial booking payment of Rs. 1,00,000 an LOI is prepared. As soon as the dues are cleared the land is transferred to the customer. This process takes place in the sub registrar’s office where the presence of both the parties is mandatory in Karnataka & Tamil Nadu whereas in Andhra Pradesh it can be done through Form 32A which is taken care of by an authorized representative from the legal team of Hosachiguru.
The registration cost varies from state to state.
Karnataka- Around 7% of land value
Andhra Pradesh- 7.5% of the land value
Tamil Nadu -11% of the land value
For customers who are availing of EMI, a sale agreement will be initiated once the payment is cleared the land will be registered in the concerned person’s name.
All the farms and eco-retreat areas are well equipped with apt security systems.
1) The infrastructure and the farms are designed in such a way that in case of flood or fire the farm and the plantation will be protected with the help of swales, trenches, and barricades.
2) Experts have designed the project after an in-depth analysis and calculation of the water table. The water footprint has been chalked out and in case of drought, there will be enough water to sustain the life of the farm for at least 5 to 10 years.
3) To avoid sudden pest attacks the plantation is checked in regular intervals and takes necessary steps to regulate the PH value of the soil.
No chemical products are used as they deteriorate the quality of the soil. We follow the methods of permaculture and organic farming to build a regenerative naturally nurturing system and hence no chemical products are used.
Yes. It depends on the customer what type of forest you want to grow. It can be a food forest or timber forest or a combination of both.
Customers can get real-time updates with the Myfarm app. Customers will be able to monitor soil conditions, weather patterns, security of the plot, the progress of the plants and yields, etc.
As a co- farmers, we endeavor to enable you to manage your farm plot by yourself. We help you with the tools and education to build a green homeland that can be nurtured by you. However, this is practical when you start to spend at least a few days a month on your farm. Once you are ready to do that you can continue to manage your farm plot by yourself and pay only for the use of the common amenities and facilities.
Hosachiguru is a pioneer in managed farm plots and has more than 1000 co-farmers on board across all the projects. The maintenance is a strong revenue model for Hosachiguru and it is in our interest to continue managing the farm activities. However, in the interest of our co-farmers, we have also set up a society of co-Farmers for every project. All infrastructure required to run farm operations such as farm quarters, borewells, water bodies, irrigation systems is transferred to the society in which the co-farmers are the ultimate beneficiaries. In the event, the managing committee of the society along with its members decides to outsource the farm management to a different company they can do so or manage the affairs themselves like the way it is done in most societies. The model ensures that the Co-farmers are safeguarded against any adversities.
We have arranged for extremely good resources of water supply, which are also sustainable sources. We as a company follow certain water accounting standards and follow sustainable and efficient water management practices. With our current access to water resources, we will have no problems for the next 5 years. In case of floods, trees hold the soil and water recedes eventually and in case of a drought, water scarcity will not be much of a problem for visibly the next 5 years, while in parallel we work towards restoring water reserves regularly thereby increasing the tenure for water availability. All our trees are forest species. This means they have a certain resistance to drought or floods.
Hosachiguru ensures, every bore well is timely recharged with water so that bore-wells don’t go dry and the groundwater table is maintained. Drip irrigation via tube channels, soil moisture sensors are also in place for efficient and sustainable water use on the farm.
Moreover, our design approach itself ensures we create passive systems of irrigation and in the long term our groundwater will only increase.
Yes. But it is not advisable to do so as the farm system has been planned in such a way that the aquifers are placed accurately on the land. Along with that we already have a centralized tank where the water is collected and is redistributed to each farmland based on the requirement.
Reason- Digging up borewell can affect the groundwater table and it might be expensive if all plot owners dig a borewell it will lead to overexploitation. All the borewells belong to the society and it’s in the interest of members to use the resources judiciously and we have framed the guideline for the same.
Permission from neighbors and local panchayat is a must.
Borewell has to be set up a minimum of 100 meters away from your land border.

As a landowner, you will be given a membership card to use all the amenities at our farmland retreats. However, your guest, unless accompanied by the landowner, will not be able to use any common amenities. The guest should always be accompanied by the owner or should carry the membership card. In the event only guests come in place of the owner there will be additional charges applicable.
Yes, it can be constructed as 10% of the land is left for personal use. However, approval for the same will be given by the association.
For the construction of a farmhouse, the landowner needs to apply for permission from the local authorities. Hosachiguru assists permission and construction if required by the landowner.
After the harvest season, all the crops grown on the land can be delivered to your doorstep in the city at an additional cost or you could have them picked up during your weekend stays. In the case of Timber, we also assist in marketing the same at an additional cost.
At Hosachiguru, we grow only native fruits and not hybrid fruits. We do not use chemical fertilizers. All native fruits are grown organically. Every landowner chooses to grow different fruits and the output from your land is well sufficient for personal consumption. It’s not commercially viable for us to market the same due to native wide varieties and natural ripening.
All our farmlands also come with an Eco retreat and common amenities such as Farm Center, Campsite, petting center, and Various other activities that may vary from farm to farm.
We have a three-phase connection used for irrigation and a single phase for domestic consumption. You can get a single-phase connection for your land by applying for permissions. Hosachiguru will assist in the process of application, at a pre-agreed price/service fee.
Customers can place container homes as long as it does not violate 10% boundary space for personal use. If required by the customer, Hosachiguru will assist in acquiring the container and its placement.
Yes. 80% is used for plantation, 20% is left for personal use. The owner can construct a farmhouse (not exceeding 10% of the farm plot size) and the balance 105 can be used for a kitchen garden or landscape.
Yes, we do. The company will assist with the design and identification of approved contractors for the execution. We will provide an appropriate space for storage of construction material and assistance required during the construction. The costs for the same will be additional.
Hosachiguru will assist you to get the necessary permissions required from the local electricity board to acquire the connection. We have a single-phase connection. For sanitation, we follow the pit system as only 10% of the land is usable for personal space. Waterlines are provided in all the plots.
